Flooring Contractor London
Professional Flooring Supply, Floor Preparation & Installation Services Across Greater London
Choosing the right flooring contractor in London is about far more than simply replacing a floor. Every successful flooring project starts with understanding the property, selecting the right flooring materials, preparing the subfloor correctly, and following professional installation methods that help the floor perform for many years.
Whether you are renovating a Victorian townhouse in Richmond, upgrading an apartment in Canary Wharf, modernising a family home in Kingston upon Thames, refurbishing a commercial office in Westminster, or fitting out a healthcare facility in Kensington and Chelsea, the quality of the installation can have a significant impact on the final result.
At EXEN Flooring, we provide professional residential and commercial flooring services throughout Greater London. Our aim is simple: to help homeowners, landlords, businesses, property developers, architects, interior designers, and facilities managers make informed flooring decisions while delivering reliable flooring installation services across London.
Unlike many flooring companies that focus solely on supplying products, we believe every successful flooring project begins with understanding how the space will be used, what condition the subfloor is in, and which flooring system is best suited to the property.
London contains one of the most diverse property markets in the world. A period property in Chelsea often presents completely different flooring challenges from a modern apartment in Stratford. Likewise, a commercial office in Canary Wharf requires different flooring specifications compared to a family home in Wimbledon or a rental property in Croydon.
For this reason, every flooring project we undertake starts with a detailed assessment of the property, subfloor condition, environmental factors, traffic levels, maintenance requirements, and the client's long-term expectations.
Our flooring services include:

Our long-term goal is not simply to install flooring. We aim to become a trusted source of flooring knowledge for London homeowners, businesses, and property professionals by sharing practical installation experience, flooring advice, manufacturer guidance, and real-world project insights.
Whether you require a herringbone LVT installation in Epsom, a bespoke stair runner in Chelsea, Marmoleum flooring in Wimbledon, carpet tiles for an office in Kensington, rubber flooring in Hammersmith and Fulham, or safety flooring for a healthcare environment in Central London, professional planning and preparation remain the foundation of every successful flooring project.
What Is a Flooring Contractor?
A flooring contractor is a specialist company responsible for managing flooring projects from start to finish.
Many people assume a flooring contractor simply installs flooring. In reality, a professional flooring contractor is responsible for much more than fitting the final floor covering.
A flooring contractor helps clients with:
- Property surveys
- Measuring and estimating
- Flooring selection
- Design and layout planning
- Product supply
- Floor preparation
- Moisture testing
- Screeding and levelling
- Installation scheduling
- Flooring installation
- Finishing details
- Aftercare support
The role of a flooring contractor is to ensure the flooring system performs correctly, looks professional, and remains durable over time.
This is particularly important in London properties, where flooring projects often involve Victorian houses, converted flats, apartment buildings, listed properties, commercial offices, retail spaces, healthcare facilities, schools, and hospitality environments.
Many flooring failures occur because the subfloor was not prepared correctly or because the wrong flooring product was selected for the environment.
An experienced flooring contractor helps identify these risks before installation begins.
For example:
- A timber subfloor may require plywood installation.
- A concrete subfloor may require moisture testing.
- Uneven surfaces may need screeding or feather finish repairs.
- Commercial environments may require specialist safety flooring systems.
- Apartment buildings may require acoustic flooring solutions.
Professional planning at the beginning of a project often prevents expensive problems later.
Why Use a Flooring Contractor?
Whether you are replacing a single bedroom carpet or renovating an entire property, working with a professional flooring contractor offers significant advantages.
Many homeowners focus primarily on the flooring product itself. However, the long-term success of any flooring installation depends on a combination of product quality, preparation, installation techniques, and project management.
A professional flooring contractor helps ensure all of these elements work together.
Accurate Surveys and Measurements
Every flooring project starts with accurate measurements.
Incorrect measurements can result in material shortages, unnecessary waste, installation delays, and additional costs.
A professional flooring contractor ensures materials are calculated correctly before work begins.
Expert Product Recommendations
Different flooring products suit different environments.
For example:
- Wool carpets may be ideal for bedrooms and staircases.
- Luxury Vinyl Tile may be suitable for busy family homes.
- Marmoleum is often chosen for environmentally conscious projects.
- Safety flooring is commonly required in healthcare and commercial environments.
- Rubber flooring performs well in gyms and specialist commercial settings.
Understanding these differences helps clients make better long-term decisions.
Professional Floor Preparation
One of the most important parts of any flooring installation is the preparation work completed before the flooring arrives.
Many London properties contain:
- Uneven subfloors
- Cracked screed
- Timber movement
- Moisture issues
- Height differences between rooms
- Previous flooring damage
Professional floor preparation may include:
- Plywood installation
- Latex screeding
- Moisture protection systems
- Feather finish repairs
- Acoustic underlays
- Floor levelling compounds
Correct preparation improves durability, appearance, and long-term performance.
Cost Control and Project Planning
A flooring contractor helps control costs by identifying potential issues before installation starts.
This allows homeowners and businesses to budget more accurately and avoid unexpected expenses during the project.
Installation Guarantee
Professional flooring contractors provide installation guarantees and stand behind their workmanship.
This offers additional peace of mind for homeowners, landlords, and commercial clients.
One Point of Contact
Instead of dealing with multiple suppliers, fitters, and tradespeople, clients benefit from having a single company responsible for managing the flooring project from survey to completion.
This helps improve communication, accountability, and overall project organisation.
Long-Term Value
The cheapest installation is not always the most economical option.
Professional installation helps reduce the risk of:
- Flooring movement
- Lifting edges
- Joint separation
- Premature wear
- Moisture-related failures
- Expensive future repairs
For many property owners, investing in professional installation provides better long-term value than correcting avoidable problems later.
A professional flooring contractor is not simply installing a floor. They are helping protect the long-term performance, appearance, and value of the property.
How to Choose the Right Flooring Contractor in London
Choosing a flooring contractor is one of the most important decisions in any flooring project. The quality of the finished floor depends not only on the product itself but also on the experience of the installer, the condition of the subfloor, the installation methods used, and the planning carried out before work begins.
London contains a wide variety of property types, including Victorian houses, Georgian townhouses, converted flats, modern apartment developments, commercial offices, retail units, healthcare facilities, schools, and hospitality environments. Each property type presents different flooring challenges and requires different installation techniques.
Before appointing a flooring contractor, homeowners and businesses should carefully evaluate several important factors.
Experience and Flooring Knowledge
Experience matters because every flooring project is different.
An experienced flooring contractor understands:
· Different subfloor constructions
· Moisture-related problems
· Floor preparation techniques
· Commercial flooring requirements
· Residential flooring trends
· Manufacturer installation standards
· Acoustic flooring solutions
· Underfloor heating compatibility
A contractor should be able to explain why a particular flooring product is suitable for a specific environment rather than simply recommending the most expensive option.
Reviews and Customer Feedback
One of the best ways to evaluate a flooring contractor is through genuine customer reviews.
Reviews often provide valuable insight into:
· Workmanship quality
· Communication
· Reliability
· Timekeeping
· Problem-solving ability
· Overall customer satisfaction
When researching flooring companies, it is important to look for consistent feedback rather than focusing on a single review.
Previous Flooring Projects
A professional flooring contractor should be able to demonstrate previous projects.
These may include:
· Carpet installations
· Stair runner projects
· LVT flooring installations
· Commercial flooring projects
· Safety flooring installations
· Marmoleum installations
· Rubber flooring installations
· Floor preparation projects
Real project examples help customers understand the quality of workmanship and the contractor's experience with different flooring systems.
Floor Preparation Expertise
Many flooring failures occur because the floor beneath the flooring was not prepared correctly.
Before installation begins, a professional contractor should assess:
· Moisture levels
· Subfloor condition
· Structural movement
· Existing floor coverings
· Floor level differences
· Potential preparation requirements
Proper floor preparation is often more important than the flooring product itself.
Communication and Project Management
Good communication helps ensure projects run smoothly.
A professional flooring contractor should provide:
· Clear quotations
· Written specifications
· Realistic timelines
· Product recommendations
· Installation guidance
· Aftercare information
Customers should understand exactly what is included before work begins.
Manufacturer Recommendations and Industry Standards
Many flooring manufacturers provide specific installation requirements for their products.
A professional flooring contractor should understand:
· Manufacturer specifications
· Adhesive requirements
· Preparation standards
· Moisture tolerances
· Warranty conditions
Following manufacturer guidance helps improve the long-term performance of the flooring system.
Why Customers Choose EXEN Flooring
At EXEN Flooring, we believe flooring projects should be based on practical advice, honest recommendations, and professional installation standards.
Our approach focuses on:
· Detailed site surveys
· Accurate quotations
· Professional floor preparation
· Reliable scheduling

· Customer satisfaction
Every project is assessed individually to ensure the flooring system is suitable for both the property and the client's requirements.

Flooring Services Across London's 32 Boroughs
London is one of the most diverse property markets in the world. Every borough has its own architectural style, property age, lifestyle trends, flooring preferences, and installation challenges.
A flooring solution that works perfectly in a Victorian townhouse in Richmond may not be suitable for a modern apartment in Canary Wharf. Likewise, the flooring requirements of a healthcare facility in Westminster are very different from those of a family home in Sutton or a luxury property in Kensington.
Understanding these local differences helps ensure that the right flooring products, preparation methods, and installation techniques are selected for each project.
At EXEN Flooring, we provide flooring supply, floor preparation, and installation services throughout all 32 London boroughs.

Unlike many synthetic carpets, sisal is less forgiving during installation.
Natural fibres require careful handling, accurate cutting, and professional fitting techniques to achieve the best possible result.
Every sisal project begins with a detailed survey to assess:
- Staircase design
- Room layout
- Access requirements
- Underlay selection
- Border options
- Installation method
This helps ensure the finished installation meets both aesthetic and practical requirements.

Whether the project involves a bespoke stair runner in Richmond, a Karndean herringbone installation in Epsom, a Marmoleum home office in Wimbledon, carpet tiles in a Kensington office, safety flooring in a Chelsea dental clinic, or rubber flooring in a Fulham kitchen, the same principles remain essential:
Professional planning, proper floor preparation, quality materials, and expert installation.
Why Floor Preparation Matters
Many homeowners spend weeks choosing the perfect flooring product but give very little thought to the floor underneath it.
In reality, the long-term success of any flooring installation often depends more on the condition of the subfloor than the flooring product itself.
At EXEN Flooring, we regularly explain to clients that even the highest-quality flooring products can fail if they are installed over an unsuitable surface.
Whether the project involves Karndean LVT, Amtico flooring, Marmoleum, safety flooring, carpet tiles, rubber flooring, laminate flooring, or traditional carpets, the condition of the subfloor remains one of the most important factors affecting the final result.
The Floor You Cannot See Often Matters Most
When homeowners look at a completed flooring installation, they see the finished surface.
What they do not see is the preparation work underneath.
The subfloor acts as the foundation for the entire flooring system.
If the foundation is unstable, uneven, damp, cracked, or moving, those problems will often transfer through to the finished floor.
Professional floor preparation helps create a stable, smooth, and reliable surface capable of supporting the flooring for many years.
Why Floor Preparation Is Different in London Properties
London contains a huge variety of building types.
During a typical month, we may work in:
· Victorian townhouses
· Edwardian homes
· Modern apartments
· Converted warehouses
· Office buildings
· Retail premises
· Healthcare facilities
· New-build developments
Each property presents different flooring challenges.
Some properties contain timber subfloors.
Others contain concrete slabs.
Some contain multiple floor constructions within the same property.
It is common to find height differences between rooms, movement within timber floors, cracked screeds, old adhesive residues, damaged floorboards, or uneven surfaces created by previous renovations.
Every one of these issues must be assessed before installation begins.
Moisture Testing
One of the first steps in many flooring projects is determining whether moisture is present within the subfloor.
Excess moisture can cause significant problems, including:
· Adhesive failure
· Lifting flooring
· Joint movement
· Surface distortion
· Premature wear
This is particularly important when installing:
· Karndean Flooring
· Amtico Flooring
· Marmoleum
· Safety Flooring
· Rubber Flooring
· Vinyl Flooring
Moisture testing helps identify potential risks before installation starts.
In some situations, a moisture protection system may be required before floor preparation can continue.
Plywood Installation
Many older London properties contain timber subfloors.
Over time, timber floors can develop movement, unevenness, and small gaps between boards.
Before installing many types of flooring, a plywood layer may be required to create a more stable surface.
Plywood installation can help:
· Reduce floor movement
· Improve stability
· Create a smoother surface
· Improve flooring performance
This is particularly important when installing glue-down flooring systems such as Karndean and Amtico.
Priming the Subfloor
Primer is one of the most overlooked stages of floor preparation.
Many homeowners never see it, yet it plays an important role in helping floor preparation products perform correctly.
Primers are commonly used before:
· Latex screeding
· Floor levelling compounds
· Feather finish repairs
A properly primed floor helps improve adhesion and allows preparation products to cure more consistently.
Skipping this stage can compromise the performance of the entire flooring system.
Latex Screeding and Floor Levelling
Very few subfloors are perfectly level.
Even small imperfections can become visible after flooring has been installed.
This is especially true with:
· Luxury Vinyl Tile
· Sheet Vinyl
· Rubber Flooring
· Marmoleum
Latex screed is commonly used to create a smoother and more level surface.
The goal is not simply to make the floor look flat.
The objective is to provide a stable surface that allows the flooring to perform as intended.
Professional screeding requires:
· Accurate mixing
· Correct preparation
· Controlled application
· Suitable drying conditions
Every stage affects the final result.
Feather Finish Repairs
Even after screeding, small imperfections can remain.
Feather finish compounds are often used to correct:
· Minor surface defects
· Small depressions
· Edge transitions
· Localised uneven areas
These final adjustments help create the smooth surface required for high-quality flooring installations.
Many successful flooring projects depend on these small finishing details.
Floor Preparation for Luxury Vinyl Tile
Luxury Vinyl Tile is one of the most popular flooring categories in London.
Products such as Karndean Van Gogh, Karndean Art Select, Amtico Signature, and Amtico Spacia offer excellent durability and design flexibility.
However, LVT is also one of the flooring products most affected by poor preparation.
Because LVT follows the shape of the subfloor beneath it, any imperfections can become visible after installation.
This is why professional floor preparation is often considered essential before installing glue-down LVT flooring.
Floor Preparation for Marmoleum
Marmoleum installation requires particularly high preparation standards.
As a natural flooring product, Marmoleum demands:
· Smooth subfloors
· Accurate cutting
· Stable conditions
· Correct adhesive selection
Preparation defects that may be hidden beneath some flooring products can often become more noticeable with Marmoleum.
For this reason, floor preparation plays a major role in achieving a successful installation.
Floor Preparation for Safety Flooring
Safety flooring systems are commonly installed within:
· Healthcare facilities
· Dental clinics
· Laboratories
· Schools
· Commercial kitchens
These environments often require welded joints, cap and cove systems, and strict hygiene standards.
Because safety flooring is designed to perform under demanding conditions, preparation quality becomes even more important.
Floor Preparation Is an Investment, Not an Extra Cost
One of the most common questions homeowners ask is:
"Do I really need floor preparation?"
The answer depends on the condition of the subfloor.
However, professional floor preparation is rarely an unnecessary expense.
In many cases, it helps prevent:
· Flooring failure
· Visible imperfections
· Adhesive problems
· Movement issues
· Expensive future repairs
A properly prepared subfloor improves the appearance, durability, and long-term performance of the flooring system.
The Foundation of Every Successful Flooring Project
At EXEN Flooring, we view floor preparation as the foundation of every successful flooring installation.
Whether we are installing carpet, stair runners, Karndean flooring, Amtico flooring, Marmoleum, rubber flooring, safety flooring, vinyl flooring, laminate flooring, or commercial carpet tiles, the preparation work beneath the surface remains one of the most important parts of the entire project.
The finished floor may be what people see.
But the preparation beneath it is often what determines how well that floor performs for years to come.

If the floor is more uneven and bumpy than expected, the customer can be advised to check the floor with plywood. EXEN Flooring recently completed a successful Dunelm stair runner installation project in Newington Green, North London,
for a customer who purchased a ready-made runner directly from Dunelm and required professional fitting for their staircase. While ready-made stair runners are a popular and affordable option for many London homeowners, installing them on winder staircases can be significantly more challenging due to the changing stair widths and angles. Patterned runners, especially herringbone styles, require careful alignment and detailed installation planning to achieve a balanced and professional appearance.
Before starting the installation, our team carefully inspected the staircase and explained the available fitting methods to the customer, including how the runner could be installed around the wider stair sections. After assessing the staircase layout, EXEN Flooring recommended a single-piece fitting method with controlled edge spacing to create the cleanest visual result. Once the customer approved the installation plan, our experienced London stair runner fitting team completed the project successfully, delivering a neat and elegant staircase finish for the Newington Green property.

Luxury Herringbone Carpet Installation in Westfield Newham, London
EXEN Flooring recently completed a Westex luxury herringbone carpet installation at Westfield in Newham West London. The client was looking for a premium flooring solution that would combine a high-end appearance with the durability needed for a busy commercial environment. Although the installation area itself was straightforward, accessing the site proved far more challenging than expected. Due to Westfield’s size, loading restrictions, service routes, and the distance between the unloading area and the project location, transporting materials and equipment took almost twice as long as a typical carpet installation project. Careful planning and coordination were essential to ensure the work was completed efficiently while minimising disruption to neighbouring occupiers and visitors.
The most technically demanding aspect of the project was a structural column positioned in the centre of the room, directly within the path of the herringbone pattern. Rather than allowing the column to interrupt the visual flow of the design, our installers carefully worked around the obstacle, accurately matching the pattern and creating a virtually invisible join that is difficult to detect even at close range. Every section was measured, aligned, and fitted with precision to maintain continuity throughout the floor. The completed installation delivers a seamless and elegant finish that enhances the space while showcasing the craftsmanship and attention to detail required for specialist herringbone carpet fitting projects. From Westfield Newham and Shepherd’s Bush to Kensington, Hammersmith, and throughout London, EXEN Flooring continues to provide professional carpet installation services for residential and commercial clients seeking exceptional results.
