Project Overview – Planning a Complete 45m² LVT Flooring Renovation in Guildford

Every flooring project is different, and before any installation begins, careful planning is essential. Following our on-site survey in Guildford, we produced a detailed installation plan covering every stage of the renovation, from removing the existing flooring to preparing the subfloor and installing the new Luxury Vinyl Tile.

The apartment measured approximately 45 square metres and included six different areas:

Because the apartment was fully furnished, the project also required a carefully planned furniture moving schedule. Rather than asking the customer to empty the property, our installation team organised the work in two separate phases. During the first stage, furniture from the living room and kitchen was carefully moved into the bedrooms so that the main living areas could be renovated. Once those rooms were completed, the furniture was moved back, allowing us to renovate the remaining bedrooms without causing unnecessary disruption to the customer.

Preparing for the Renovation

Based on the initial survey, the installation was planned as a four-day project.

The schedule included:

Day One – Removing the Old Flooring and Discovering Three Hidden Problems Beneath the Surface

The first day of the project began early in the morning with one clear objective: remove every layer of the existing flooring so we could prepare the apartment for its new Luxury Vinyl Tile installation.

Although the final floor would cover approximately 45 square metres, the first day's work involved far more than simply removing old flooring. Before any demolition could begin, every piece of furniture from the living room and kitchen, including large household appliances, had to be carefully moved into the two bedrooms. Because Caroline continued living in the apartment during the renovation, every item had to be protected and repositioned with great care to minimise disruption.

Once the rooms were cleared, our team started removing the old ceramic tiles from the living room, hallway, kitchen, bathroom and WC.

From the very beginning, it became clear that this would be one of the most physically demanding stages of the entire project.

The ceramic tiles had been installed many years earlier using a very strong adhesive bed. Each tile had to be broken out individually using professional demolition equipment before the remaining adhesive could be removed from the subfloor. The process generated a large amount of heavy construction waste, making a skip essential for the safe removal and disposal of the old flooring materials.

Removing the ceramic tiles occupied most of the first day, but once the floor was finally exposed, we discovered something far more important than the old tiles themselves.

Like many older properties, several hidden problems had been concealed beneath the finished floor for years. These issues had not been visible during the initial survey and could only be identified once the existing flooring had been completely removed.

At EXEN Flooring, we believe these are the moments that truly define a professional flooring contractor. Installing new flooring over hidden structural problems may save time, but it almost always leads to movement, joint failure, uneven surfaces and expensive repairs later. Rather than ignoring what we found, we immediately stopped the installation process and carried out a full inspection of the newly exposed subfloor.

Our investigation revealed three major issues, each of which needed to be resolved before the new Polyflor Expona 6500 LVT could be installed.

Hidden Problem One – Water Damage Beneath the Existing Floor

The most serious issue was discovered between the living room and the hallway.

At some point in the past, water had leaked from the bathroom beneath the ceramic tiles. Although the leak had previously been repaired, the moisture had already caused significant damage to approximately four square metres of the existing hardwood subfloor.

Several of the timber boards had swollen, deteriorated and started to rot. More importantly, they had lost their structural strength and flexed underfoot whenever pressure was applied.

This presented a serious problem.

Luxury Vinyl Tile requires a completely stable and rigid subfloor. Even slight movement beneath the flooring can eventually cause adhesive failure, visible joints or permanent damage to the finished installation.

Continuing without repairing the damaged timber would have compromised the quality of the entire project.

After carefully documenting the affected area, we discussed the situation with Caroline, explaining exactly what we had discovered, why it needed to be repaired and what additional work would be required. We also provided a transparent quotation for replacing the damaged hardwood before any further flooring work continued.

Caroline immediately understood the importance of carrying out the repair properly and approved the additional work. Our team arranged replacement hardwood materials straight away, even though this meant extending the project beyond the original schedule.

For us, delivering a floor built on a safe and stable foundation was far more important than simply completing the project on time.

As the day continued, two further hidden problems also emerged—both of which required equally careful planning and professional solutions before installation could proceed.

 

Hidden Problem Two – Removing the Ceramic Tiles Created a Serious Floor Level Difference

As soon as the damaged hardwood had been assessed and a repair plan agreed with Caroline, our attention turned to another challenge that is often underestimated during older property renovations.

The ceramic tiles themselves.

Many homeowners believe that once old ceramic tiles are removed, the new floor can simply be installed in their place. Removing thick ceramic flooring often exposes significant differences in floor height, particularly when different rooms have been renovated at different times over the life of a property.

That was exactly what we discovered in this Guildford apartment.

The living room, kitchen, hallway, bathroom and WC had all been finished with thick ceramic tiles, while the two bedrooms had carpet and underlay. Once the ceramic tiles were removed, the floor level in these areas dropped considerably, creating a noticeable height difference between the tiled rooms and the carpeted bedrooms.

This presented a major technical challenge.

Luxury Vinyl Tile is manufactured to very tight tolerances. At only 2.5mm thick, Polyflor Expona 6500 faithfully follows every contour of the subfloor beneath it. Even relatively small height variations can become visible after installation, creating uneven transitions, stress points and an unsatisfactory finish.

Leaving the floor at different levels was simply not an option.

Our installation team carefully measured every section of the apartment using precision levels and laser equipment to determine exactly how much correction would be required throughout the property.

After completing our assessment, we concluded that the only professional solution was to rebuild the floor using a two-stage subfloor preparation system.

Why We Chose a Two-Stage Screed System

Rather than attempting to solve the problem with a single thick application of levelling compound, we recommended a more controlled approach.

The first stage would rebuild the missing floor height created by the removal of the ceramic tiles.

The second stage would allow us to fine-tune the finished surface, ensuring every room finished at the same level before installation of the new LVT flooring.

This method requires additional materials, additional drying time and considerably more labour, but it produces a far superior result.

At EXEN Flooring, we never view floor preparation as an area where shortcuts should be taken. The quality of any Luxury Vinyl Tile installation is determined long before the first plank is laid. If the subfloor is not perfectly level, no premium flooring product—regardless of brand or price—will perform as it should.

Before beginning the levelling work, the entire exposed subfloor was thoroughly cleaned to remove every trace of dust, loose debris and old adhesive residues.

A high-quality primer was then applied across the prepared areas.

This stage is often overlooked by inexperienced installers, but it is one of the most important parts of professional floor preparation. The primer helps regulate the absorbency of the subfloor, improves the bond between the substrate and the levelling compound, and significantly reduces the risk of future adhesion problems.

Only after the primer had fully cured did we begin applying the first stage of the screed.

The levelling compound was installed carefully across the living room, kitchen, hallway, bathroom and WC, gradually rebuilding the floor to match the height of the adjoining bedrooms. Every section was checked continuously throughout the installation to ensure a smooth, consistent finish with no sudden changes in level.

Although this additional work extended the overall project schedule, it eliminated what could have become one of the biggest long-term problems with the installation.

By the end of the second day, the damaged hardwood had been replaced, the affected areas had been professionally primed, and the first stage of the two-stage screed system had been completed successfully.

The apartment was now beginning to take shape, but one final obstacle still remained before the new Polyflor Expona 6500 flooring could be installed.

The newly levelled floor had raised the finished height of the subfloor just enough to create an issue with the bathroom door clearance. While relatively minor compared with the previous discoveries, it was another detail that needed to be resolved professionally to achieve a flawless finish.

Creating the Perfect Foundation – Why Every Millimetre Matters Before Installing Luxury Vinyl Tile

By the beginning of the third working day, the most demanding structural repairs had been completed.

The damaged hardwood had been professionally replaced, the first stage of the screed had fully cured, and the apartment was finally beginning to resemble a flooring project rather than a construction site.

For many installers, this is the point where the new flooring would simply be fitted.

For our team, however, this is where the real craftsmanship begins.

The floor underneath is responsible for almost everything the customer will see and feel over the next twenty years.

A small join between two screed applications.

Any of these imperfections can eventually become visible through the finished floor.

That is why we dedicate so much time to floor preparation.

Because once the flooring has been installed, correcting those imperfections usually means removing the entire floor and starting again.

Refining the Surface with Feather Finish

Although the first stage of the levelling compound had successfully restored the floor levels, our work was still far from complete.

Every area was carefully inspected under natural light and with long straight edges to identify even the smallest surface variations.

Where necessary, our installers applied Feather Finish by hand.

Unlike traditional self-levelling compounds, Feather Finish allows extremely precise corrections across individual areas of the floor. It enables our team to eliminate fine imperfections, soften transition points and blend repaired sections into the surrounding subfloor without creating visible height changes.

One of the most technically demanding areas involved the junction between the original bedroom floors and the newly levelled living areas.

Whenever two separate screed applications meet, there is always the possibility of creating a slight transition line.

Rather than accepting this as inevitable, our installers spent considerable time refining these junctions until the entire apartment became one continuous, perfectly flowing surface.

When completed correctly, it becomes impossible to identify where one repair finishes and another begins.

Machine Sanding – The Stage Many Installers Rush

Once the Feather Finish had fully cured, every prepared area was machine sanded.

This stage is frequently underestimated, yet it is one of the most important parts of professional Luxury Vinyl Tile installation.

Machine sanding removes microscopic imperfections, smooths the surface even further and creates the ideal substrate for adhesive bonding.

It also eliminates tiny trowel marks, high spots and surface irregularities that may not be visible to the eye but could still affect the final appearance of the floor.

Our team sanded every room methodically before carrying out a full inspection by both sight and touch.

Only when the entire apartment felt completely smooth under hand pressure did we approve the surface for the next stage.

Perfection is not something that can simply be seen.

Very often, it can be felt.

Precision Begins with the First Line

Many people assume that installing Luxury Vinyl Tile simply involves placing one plank after another.

In reality, every successful installation depends on the accuracy of the very first line.

Before opening a single box of Polyflor Expona 6500, our installation team carefully measured the apartment using laser equipment and precision tape measurements.

Reference points were established throughout the property to ensure that every plank would remain perfectly straight as the installation progressed from one room into the next.

Because this apartment consisted of multiple connected spaces—including the living room, hallway, kitchen, bathroom and WC—it was essential that the layout flowed naturally throughout the property without creating awkward cuts or misaligned joints.

A mistake of only a few millimetres at the beginning could easily multiply across the apartment and become several centimetres by the final room.

Taking time to establish accurate reference lines prevented those problems before they could occur.

Preparing the Adhesive Bed

With the floor finally approved, the last stage before installation could begin.

We selected F46 pressure-sensitive adhesive, a professional adhesive specifically suited to high-quality glue-down Luxury Vinyl Tile installations.

The adhesive was spread evenly across the prepared surface using the correct trowel, ensuring complete and consistent coverage throughout each working area.

Rather than installing the flooring immediately, we allowed the adhesive to cure until it reached the correct tack level.

This waiting period is extremely important.

Installing LVT into wet adhesive can allow planks to move during installation, while waiting for the correct tack creates a much stronger and more stable bond.

Professional flooring installation is often defined by patience rather than speed.

Only after the adhesive had reached its optimum condition did the first Polyflor Expona 6500 plank touch the floor.

After three days of careful planning, structural repairs, subfloor reconstruction, precision levelling, Feather Finish application, machine sanding, laser layout and adhesive preparation, the transformation could finally begin.

The apartment was now ready to receive its new floor—built on a foundation designed to perform for decades rather than simply look good on the day it was installed.

 

Project Completed – A Beautiful New Home Built on the Right Foundations

What was originally planned as a four-day Luxury Vinyl Tile installation ultimately became a five-day renovation.

Not because of poor planning.
