Abney Green Rubber Tile Installation by EXEN Flooring
EXEN Flooring recently completed a rubber tile flooring installation project in Hammersmith & Fulham, West London. Our client wanted to renovate a 9m² kitchen and replace the existing floor with Abney Green rubber tiles from The Colour Flooring Company.
Although the kitchen was relatively small, achieving a professional rubber flooring installation required careful floor preparation, subfloor repairs, precise setting out, and detailed finishing work over a two-day installation programme.
Site Survey and Floor Assessment
Before work began, our measuring and survey team visited the property to assess the existing floor and discuss the client's requirements.
During the inspection, it became clear that the existing flooring would need to be removed and the subfloor prepared before any rubber tiles could be installed.
Unlike some floor coverings, rubber flooring requires a very smooth and level surface. Any imperfections in the subfloor can often be visible through the finished installation, making preparation one of the most important stages of the project.
After discussing the required works and installation process with the client, a two-day installation programme was agreed.
Existing Floor Removal and Priming
The first day of the project focused on floor preparation.
Our team carefully removed the existing flooring and prepared the substrate for screeding.
Before applying the screed, a primer was applied across the entire floor surface.
Priming is an important stage of floor preparation because it helps improve adhesion between the subfloor and screed while also assisting with moisture control and curing performance.
Without proper priming, screed can dry inconsistently, potentially affecting its flow characteristics and final finish.
After allowing sufficient drying time, the floor was ready for screeding.
Working in an Older Third-Floor Property
The kitchen was located on the third floor of an older residential building.
During preparation works, several gaps and voids were identified around the perimeter of the floor.
Before screeding could begin, these areas had to be sealed to prevent the liquid screed from escaping beneath the floor structure.
Depending on the situation, gaps can be filled using appropriate materials such as expanding foam, sealants, or repair compounds.
This stage is particularly important because liquid screed can travel through unsealed gaps and potentially affect neighbouring properties below.
Taking the time to identify and seal these areas helps avoid unnecessary risks and contributes to a safer and more controlled installation process.
Screeding and Fine Floor Preparation
Once the perimeter areas had been secured, our team applied a latex screed to create a level surface suitable for rubber flooring installation.
The floor was then left to cure overnight.
On the second day, the screed was inspected and additional preparation work was carried out where required.
Using feather finish compounds, minor imperfections were corrected to achieve a smooth and consistent surface throughout the kitchen.
This stage is particularly important when installing rubber flooring because the finished material can reflect imperfections in the substrate beneath.
Planning the Rubber Tile Layout
With the floor fully prepared, our installation team carried out detailed measurements and laser-guided setting out.
The Abney Green rubber tiles used on this project measured 600mm x 600mm.
To create a balanced appearance, the layout was planned from the centre of the room outward, ensuring cuts around the perimeter remained as even and symmetrical as possible.
Careful setting out helps create a more professional finish and avoids narrow cuts along one side of the room.
Professional Finishing Around Door Frames
One of the finishing details that often separates a professional installation from an average one is the treatment of door frames and architraves.
For this project, door frames were carefully undercut to the thickness of the rubber tiles, allowing the flooring to slide neatly underneath.
This technique provides a cleaner finish than relying solely on sealant around the perimeter and is generally considered best practice within professional flooring installations.
Completed Rubber Flooring Installation
Following installation, all kitchen furniture and appliances were returned to their original positions, and the completed floor was inspected.
The finished Abney Green rubber tile floor provided the client with a practical and attractive flooring solution while maintaining the clean and professional appearance they were looking for.
Despite the challenges associated with working in an older third-floor property, the project was completed successfully and handed over to the client as planned.

Frequently Asked Questions
Why does rubber flooring require a smooth subfloor?
Rubber flooring follows the shape of the surface beneath it. Any imperfections, ridges, or uneven areas may affect the final appearance, which is why floor preparation is so important.
What is the purpose of primer before screeding?
Primer helps improve adhesion between the substrate and screed while assisting with moisture control and curing performance.
Why is latex screed used before rubber flooring installation?
Latex screed is commonly used to create a smooth and level surface suitable for floor coverings such as rubber flooring, LVT, vinyl, and carpet tiles.
Why are rubber tiles installed from the centre of the room?
Starting from the centre helps create a more balanced layout and ensures perimeter cuts remain as even and symmetrical as possible.
