EXEN Flooring recently completed a 75m² Amtico LVT flooring installation for a residential apartment in Wembley, Northwest London. The project covered two bedrooms, a kitchen, and a living room and was completed over three days.
Although the finished installation appears clean and straightforward, the project presented several challenges, including restricted access to a sixth-floor apartment, the removal of existing flooring, subfloor preparation, and working around walls that were far from straight.

Removing the Existing Flooring
The first stage of the project involved removing the existing LVT flooring throughout the apartment.
Unlike many flooring replacement projects, the original flooring had been installed during the property's construction and extended beneath sections of the fitted kitchen. This meant that removing the old flooring required significantly more time than a standard uplift.
Careful removal was essential to avoid unnecessary damage while preparing the property for its new Amtico flooring installation.
Sixth Floor Access and Material Handling
One of the biggest challenges was the apartment's location on the sixth floor.
The property had limited access and no convenient parking nearby. All flooring materials, floor preparation products, tools, and equipment had to be transported manually to the apartment.
Moving heavy materials such as screed, adhesives, flooring boxes, and equipment to the sixth floor added considerable time and effort to the project.
Despite these logistical challenges, our team ensured that all materials were delivered safely and efficiently.
Subfloor Preparation and Screeding
Once the old flooring had been removed, it became clear that the subfloor was not suitable for immediate installation.
Several areas required levelling work before the new Amtico flooring could be fitted.
To correct the floor, we applied a latex screed across the affected areas to create a more consistent surface. Following the screeding works, the floor was left to cure before installation could continue.
The following day, the screed was mechanically sanded and carefully inspected.
Where necessary, additional feather finish compound was applied to localised areas before being sanded again to achieve the required finish.
Subfloor preparation is one of the most important parts of any luxury vinyl tile installation. Even small imperfections can become visible through the finished floor if preparation is not completed correctly.
Creating a Straight Reference Line
Another challenge involved the apartment itself.
Many of the walls throughout the property were noticeably out of square and did not run in a straight line.
This creates a particular challenge when installing Amtico LVT because the flooring pattern must remain visually straight even when surrounding walls are not.
Before installation began, our team carried out extensive measurements and used laser equipment to establish the most suitable reference line throughout the property.
This process helped ensure that the flooring layout remained visually balanced from room to room.
Amtico LVT Installation
With the floor preparation complete and reference lines established, installation of the Amtico flooring could begin.
Because many of the walls varied significantly, many individual planks required detailed cutting and adjustment.
Each cut had to be carefully measured and executed to achieve a clean finish while maintaining consistent expansion allowances and neat perimeter details.
Using specialist cutting tools and installation techniques, our team completed the installation throughout the apartment while maintaining a consistent appearance across all rooms.
The Finished Result
Despite the challenges associated with sixth-floor access, parking restrictions, extensive floor preparation, uneven walls, and the removal of the original flooring, the project was completed successfully within three days.
The new Amtico LVT flooring transformed the appearance of the apartment and provided a practical flooring solution for everyday living.
